Roundup: Housing Stock on the Increase in Prince George County

A fundamental reason for people choosing to live in your community is the availability of housing.  According to a report prepared by Prince George County Planning Manager Douglas Miles, the number of units is on the increase.

According to summary information for 2017, the Eagle Preserve and Meadows subdivisions have 96 new single family dwellings to add to Prince George County’s inventory.  Many of these homes are occupied already, or are nearing construction.

Pine Ridge Manufactured Home Park has by far been the most active location for new manufactured homes, with 39 new lots available.

These are increases over 2016, which showed 67 new single family dwellings in Eagle Preserve and Meadows subdivisions, and 14 new lots available for manufactured homes in Pine Ridge.

Two new utility projects that will soon be under design could also provide access for greater opportunities for housing development.

The first project is a water line extension from Prince George Drive and Sandpiper Lane at Pine Ridge Manufactured Home Park to 4101 Mount Sinai Road.  A distance of 2.83 miles and an estimated cost of $2.64 million.

The second project is a water line extension from Route 460 at the entrance of the Crater Criminal Justice Academy to just north of 6918 County Drive.  A distance of 1.03 miles and an estimated cost of $2.25 million.

Both projects should improve water availability, flow availability and additional redundancy to properties located along each route and the Southpoint Business Park.  Both projects are included in the Utility Master Plan.

Utility expansion and housing and business development go hand in hand in crafting infrastructure for a growing community. The Board of Supervisors is committed to smart growth, which preserves rural areas and develops areas outlined in the County’s master plans.

Other notes of interest:

–After exploding on the scene four years ago in Dixie State Tournament play with two state champions and World Series appearances, Prince George squads have stalled at the state and district level the last couple seasons.  With that being said, a great job is still being done by the Parks & Recreation Department and volunteer coaches in offering this opportunity to over 560 kids in baseball and softball.  You can’t win a state championship in all-star play every year, but just providing the opportunity for kids to be part of that experience is important in of itself.  Great job by all who had a hand in mentoring our young people.

–Prince George County will celebrate its 315th birthday on July 21 with a picnic and concert beginning at 5 p.m. on the Old Courthouse Lawn.  The public is invited to attend and share the milestone with the Board of Supervisors, the Prince George Historic Society and visitors as far away as Denmark.

–Progress is being made on the construction of a new courtroom in the lower level area of the Prince George County Courthouse.  The new courtroom will be specific for juvenile and domestic cases, and is expected to be open by the end of the calendar year.  Enochs Construction in Hopewell is the General Contractor.

–Prince George County Government will be honoring its first responders again this year on Patriot Day, September 11.  First responders will be invited to breakfast in the Kines Breakroom in the County Administration Building between 6:30 and 9 a.m.
